How do I get my new housemates to sign a roommate agreement?
Ok well to make a very long drawn out story a just a lil shorter, i'm going to set up the situation for you.... I'm in college ending my sophomore year when i find out I will not be given housing the following academic year. Immidiately we search and find a brand new townhome being built right on campus (3 bed/bath). I sign the lease, I advertise that I have 2 rooms available, summer comes. My boyfriend tells me of a girl that he thinks has similar likes and is pretty much a homebody that is interested in my place, the girl (we'll call her A) does the application required by the realty company.........end of the summer is coming up. In the meantime (A) says she knows of an aquaintence of hers that was looking at the place. Girl (B) calls and we talk briefly about the room and other specifics, but most of importantly girl (B)'s mother and mine talk about everything. _________________________________ ok know that ive set the problem here it is: Moved in (ugh) and already there starts these little problems, (A) smokes in her room-that gives me headaches, not to mention its not good for my voice. (A) has guys in and out of the house all the time. regardless off whether or not the guys are just friends its just that I don't know them. she doesnt introduce them and you have to be careful who you let in your home. next thing you know you have been robbed by someone's friend of a friend of a friend that came by and saw what we had in the house. Girl (B) hasnt done too much to ruffle my feathers, the most problems that come from her is financial. Anyway since the lease the girls signed does not include utilities or any like "house rules," I took it upon myself as soon as I had signed my lease before the end of the year to make up a roommate agreement addressing what could and could not be done in the house, how long someone could stay overnight as well as the payment of utilities and services-(internet,cable). There was also a part in the agreement discussing the 3 parks in front of the townhome that belongs to us. These parks are to be divided one for each occupant or a guest of the occupant, (A) will pull up on the grass--which is prohibited by the landlord and let her guest park in her space and the 2 other spaces belonging to me and (B)...without asking! I addressed the parking problem with her but hshe as yet to do anything about when it comes to her friends parking in my spot or taking up all 3. So I talk to the girls individually and together after we have moved in and are settld. (A) says the part about alcohol and smoking is a problem and she would see what she could do before signing it....I said that was fine, after all this was just a draft...a basic copy (none of us are 21, so why she cant agree to that im not sure, lol). Girl (B) tells me she doesnt agree with any of it because she feels she is too old for a roommate agreement. did i mention im a year ahead of them and prolly even older than that than them.....so if she is too old so am i . her problem is that it is her first year off campus and she think she is grown. So after (B) says she isnt going to sign at all both of them say there is no need for a written agreement and that we should just go talk to eachother if there is a problem and adhere to "common courtesy"......UMM the problem with that is I dont know them so "common courtsey" to them may not be the same to me. I dont kno how they grew up, if they r use to nice things or not. There needs to be something saying that these are the rules, regardless of how flexible or lenient they may be. I dont know what my next move should be, I need an agreement that is not just verbal. HELP ME! Have you tried talking to them as a group since you have all moved in and started seeing the things that bother you? If you can have a roommate meeting to tell them what bothers you and see what is bothering them. The best thing you can do at this point is talk to them and tell them you don't feel like you are being respected as a roommate. Point out to A that some of her behaviors are bothering you and see if you can work something out together. Does the landlord know your roommate is smoking inside the townhouse? I know that might make some landlords angry! Also, if they did sign a written agreement, what would you do if the same actions continued? googoogaga | Read more Which venue should I have my wedding at? A little background info first: My fiance and I are are getting married in the summer of 2011, in July. We are having a small wedding with about 70 guests. We are pretty casual people but we also like to have things looking elegant and nice (no courthouse wedding). Ideally I would like to have an outdoor ceremony with an indoor reception but being in Seattle I know that might be asking for trouble since it rains pretty much all year round. Also, we are going with blue, green and chocolate brown for our colors. Here are the choices that we are thinking of right now (I know its a lot, that why I need help!). Please look at the links and the photos and tell me which one you like best and why! I think the first one, Orting Manor, seems closest to what you want from your description. It is outdoorsy but still very elegant and has covered areas for if the weather gets bad. I think it is a lovely looking place and there are plenty of opportunities for great pictures. Also, it has just enough room for your size wedding - it appears to be intimate yet easily still large enough for a 70 person group. The gardens appear very well kept and I think you would be very happy having your wedding there (especially since there are back-ups incase of rain). I'm an Interior Designer working on a big housing project for the company I work for, and I decided to ask real people what they think their rent costs should be. I'm very anti-corporation, and we all know big companies inflate the prices of homes to turn profit which they don't even need. So I want your opinions on what you think is right and wrong based on your yearly income and family situation. How much would you pay monthly for... 2 levels, Ibdrm, 1/1/2 bath, 1125 sq feet 125 sq foot balcony, 300 sq foot backyard, 125 sq foot side yard 1 car garage (with extra outdoor parking) Would be perfect for: a single, or a couple with no children 2 levels, 2 bdrms, 2/1/2 bath, 1800 sq feet 350 sq foot backyard, 150 sq foot side yard 1 car garage (with extra outdoor parking) Would be perfect for: a couple/single with one older child, or two smaller children. 2 levels, 3 bdrms, 2/1/2 bath, 2350 sq feet 100 sq foot balcony, 600 sq foot backyard, 175 sq foot side yard 2 car garage (with extra outdoor parking) Would be perfect for: any family 3 levels, 5 bdrms (1 of which should be a guest bedroom, or office space), 3 bath, 4400 sq feet 400 sq foot balcony, 1000 sq foot backyard, 400 sq foot side yard 2 car garage (with extra outdoor parking) Would be perfect for: any family When the project is done there should be 4 of each of these types of homes. 16 homes in all. Two neighborhoods, with a community area connecting them. Each home will have a back porch that is properly portioned according to the size of the backyard and house. There are lots of storage spaces in each home. Pets welcome. No moving-in deposit, and no pet fees. The community area will not be open to the public, it will only be open for those who live in either neighborhood and their guests. We want to promote safety by not letting uninvited outsiders inside. The community area will include a pool (with two small slides and other small attractions), a clubhouse (kind of like a billiard/ballroom type space with wifi access, a snack bar, a meeting room, and restrooms), a playground, a walking trail, and a community garden. A few more things to factor into the monthly cost and desire of living in this space is that the general design of these homes has a very pleasant earthy, old world, eclectic vibe with modern twists. Each house has a few hidden rooms (meaning your laundry room may be hidden behind a door that appears to be nothing more than a typical shelf upon first glance), and the whole design scheme is the perfect combination between whimsical and elegant. If you could please list how much exactly you would be willing/able to pay monthly for each of the 4 houses listed above-keeping the mind the neighborhood amenities, cost of living in the Denver area, your yearly income, the typical/average cost for those kind of homes in the area, and your personal opinions-that would be great. I sure do hope I didn't make any typos... Thanks :] This is asinine. Go do your own market research. Here's a quick hint, though: The value of homes as you describe will vary greatly depending on where in the Denver area you put them.............. Silver | Read more Need Feedback for a book I'm writing? I need feedback for a book I'm writing. This is part of the first chapter. Chapter one: Unwelcome Guest It was a cold brisk morning when I took my first step out of my new house. I was standing on the old patio leaning on the wood railing. I looked out at the lake and felt a shiver run through me. I didn't think much of it and just blamed it on the cold brisk fall air. I breathed in heavily and felt the freshness of the air fill my lungs up. The sun was barely above the horizon, just a small speck of light. It felt very promising to me and hopeful. I decided that I needed to take a picture and went to walk back into the house through the patio doors to grab my new camera (one of my many wedding presents). As I grabbed the door to open it I felt a sliver slide into my index finger and I cussed. The single droplet of blood around the sliver sat there on my finger and grew steadily. I couldn't look away as soon as I had seen it. I stood out there for a long time just staring at it. Eventually Dominic found me out there on the patio and looked at my finger that I was holding up to my face in a bizarre way. "I knew that this house was unsafe the moment I laid my eyes on it." He shook his head and gently took my uninjured hand into his to lead me into the bathroom. Once we were there he put the toilet lid down and sat me down on it. I sat there still staring at my finger feeling dazed while he rummaged threw the drawers trying to find a tweezer to pull it out with. He mummbled a few cuss words while doing this. The house was very unorganized because we had just finished unpacking the day before. If I were thinking I would of resolved to organize things better, but I was to busy staring at my finger. Finally he found one in the bottom drawer on the right and he sat down on the floor next to me to remove the sliver. "Is it going to hurt?" I asked almost pathetically. Dominic looked at me and smiled. "It might a little but you will be ok, your a fighter." His voice soothed me and I relaxed enough for him to get the sliver out. I winced a little as I felt him dig it out with the needle. I hated needles. After it was removed he took the rubbing alcohol and put some on a kleenex. He took it and dabbed it on my finger. The blood dissapeared as soon as it had appeared. The dazed feeling I felt earlier was completely gone and I smiled at him lovingly. "Thank-you, it feels much better." I kissed his cheek and layed my head against his shoulder. I loved him more then anything in the world. We had been married less then a week ago on the 26th of November it was a small little wedding in the town park but it was perfect. Both of us wouldnt of wanted it any other way. Now we are living in a small house on a lake in a small town called Flagstaff in Maine. Our house is very old the realtor who showed us the house told us its around 200 years old. Its one of the very few houses located right on Flagstaff lake. It wasn't exactly our first choice but it was all we could afford. Dominic and I had decided that we would rough it together though. We would do everything together from here out. That made me smile. "Im glad that it feels better." Dominic said to me smiling just as big as I was. Thats when we heard a knock on the front door. I stood up and looked in the mirror. My hair was a mess I took a brush and brushed it down. My hair was always narly in the morning. I grabbed my purple silk bath robe off of the hook and put it on. Once I looked presentable I looked at Dominic to get his opinion. "Do I look ok?" I asked hoping that he would say yes (and as always he would say yes). "Yes Emily." He smiled and we walked out of the bathroom into the main hall to answer the door. I looked through the little eye hole and saw a women of about 50 standing there looking very impatient. I opened the door and smiled happily. I wasn't very prepared to greet my neighbors yet, but I would still do my best. I didn't want to get off on the wrong foot with anybody at this point. "Hello." My voice sounded a little hoarse I cleared my throat. I looked at her more closely, observing her. She had long graying brown hair pulled back into a bun and she had many wrinkles on her face. Her eyes were a dark blue and she was very skinny. Her body almost looked like a skeleton. I felt a shiver run through me and then I looked at her dress. It looked handmade, she must of sewed it herself. It was to big for her I felt a little bit of sympathy for her. Until I heard her talk, that is. "Who are you?" She put emphasis on every word. She obviously had poor mannors. I hoped that the rest of the neighbors wouldnt be quite as rude. I had guessed that things would be nicer here, but I was proven wrong. You seem to be on the right track but there are a few things not working. First you need to work on spelling and run on sentences: a few read-throughs would correct that. You also do a lot of telling and not showing. Go back through and put sentences together. Show me things. This looks good for a first draft. Keep working on it. Lizzie | Read more |
