Should I get rid of my Master Bath Tub? Home Resale Value?
We have 2 full baths in the 2nd floor and 3 bedrooms. The guest bathroom in the hallway has a standard tub/shower combo which we use for kids. The master bath has separate shower and tub areas. We never use the tub in the master bath. Its a deep plastic tub with an outside step. Both the tub and step take up a quarter of the bathroom space. We use the separate shower and are planning to get rid of the tub and enlarge the shower. If we get rid of the deep tub in the master bath will our home's resale value go down? i think that it will...do you watch house hunters..really..people look for big nice tubs!!having a garden tub is a plus..i think that it would be a bad idea to take this out if you ever plan to resaleyour home...however if you see yourself staying go for it! noseyroseysillywillie | Read more How to ventilate a 1st floor guest bathroom? I have a two story house with 2.5 baths. The .5 bath is down stairs and has no vent because it has a window attached. How could I go about adding a vent to this w/o having to just leave the window open? My master bath is the same but has access to the attic so that is no problem but the one downstairs is. Any suggestions? You really on have two options.. vent to outside or vent to ceiling/floor space. To vent to the outside there are vents available from Lowes and/or home depot to do this. However, depending upon what the exteriour wall is made of and what direction it faces, this may not be a good option. You can also vent to the area between the first and second floor. Since this is a 'half' bath you will not be venting large amounts of humidity since there is no bathtub/shower. Therefore, just simply vent install a ceiling vent and let flow into the floor space. I have two rooms and a shared bath that I need help decorating. The first room is a 3 year old girls and of course her favorite colors are pink and purple. The second room is a guest room. I have white furniture and a black bed in there. The shared bath has large chocolate brown tile in the bath and on the floor. I need help with bedding and a color scheme for all the rooms so that they coordinate and the bathroom is neither babyish or boring. Also, please don't suggest the pink/chocolate combo for the bath. I think that design has been way over done and is on it's way out. Thanks for your help! A good 'bridge' in any design can be achieved by using a neutral color. Consider the bathroom. If the tiles are chocolate brown, you could paint the walls a warm beige. Now, that may sound a little boring, but think of it as the 'foundation' when applying make-up. (We'll come back to the bathroom in a minute). For your daughter's room, you could use a lighter shade of the beige in combination with another color on the walls (maybe in wide, alternating, vertical stripes) then accessorize with the pink/purple. (Remember: too much of a good thing ... like a favorite color ... can be toxic. By accessorizing with her favorite colors in a more neutral room, the look stays 'fresher' longer and she won't grow as tired of the colors so soon ... which equals less work for you!) A soft leaf green would help the accent colors come to life. If you haven't ruled out using wallpaper, perhaps you can find one that incorporates all of the colors in a 'girlie' pattern. For the guest room, you may want to do a wall color similar to the bathroom tile. Both black and white furniture pieces will really 'pop' against chocolate walls, especially if you have crown molding, base molding, etc. to frame it out. ANY accent color can be used in the guest room, now. Perhaps using beige bedding (with a tone-on-tone pattern) would look nice with serene green throw pillows. (Use whatever color you like, but keep 'pattern' in mind in order to introduce a variety in the otherwise solid colored space). Back to the bathroom: You need color and texture in here now. Consider adding some plants for an organic feel. The same green from the other two rooms could be the color of the towels. Try rolling some towels up and displaying them in a 'spa' basket near the tub. Add candles ... you may even want to try using deep red ones. Towels and candles are easy and inexpensive to change out as the seasons (or your preferences) change. Congrats on the new home! They say when you build, you can have one home and one mother-in-law/guest cottage connected to the main house by a covered walkway. But, I cannot afford to build a house right now -- and I can't afford to invest in something I cannot live in. Yet I really want to do this if I can think of a way. I was thinking maybe I could save money by building the mother-in-law suite, living in that for a few years (2 people - no kids), and THEN building the house when I had the money! Or, selling the property with just the guest cottage on site (if I move). If I buy the land (in subdivision/underground utilities, city water, paved roads, etc.), I want to know: 1) Would it really save me money to go this route and have the guest cottage built and not the main house? 2) Could such a cottage be built decently (pref brick/wood floors/ 1 bedroom/ 1.5 bath w. loft & deck) for less than $100K? That's how they used to do it in the olden days. They'd build a half cape cod, then in several years add the other half. Then add dormers in the front. Then dormers in the back. Then a lean-to addition. Sounds ugly, but actually can be quite pretty. think of all the beutiful cottages in new england. Find some plans that can you build onto. Or an architect who can help you out. No, I don't live in Florida. But if there are public sewers, and you are skilled enough to act as your own builder, a small house could probably be built for $100 (not including land.) what's with that | Read more |
